01How we deliver

So what makes us different?

Every administración does the same list: the accounts, the meetings, the insurance, the filings. We do all of it, to the letter — that part is simply expected, and the full list is further down.

But that is not what you actually judge us on. You judge us on the gate that has been broken since March. On the derrama nobody can explain. On the three emails it takes to find out who is coming, and when. On knowing your estate is being looked after when you are two countries away.

Those things do not go wrong because the duties are hard. They go wrong in the hours between them — in what gets noticed, how long it waits, and whether anyone tells you. So instead of promising, we will show you: one ordinary day on an estate, hour by hour, on the plan below.

07:00

The plan

You will never have to ask what the staff did today.

Every round is planned overnight and closed with a photograph. Pool chemistry, the gardens, the lifts, the lighting on the paseo — each one timestamped, filed, and open to the board and every owner. Not a summary once a year. The actual work, the day it was done.

Today
When was the pool last treated? Were the gardeners here on Tuesday, or did they skip it again? Nobody can tell you — but the invoice arrives all the same, and you are asked to approve it.
With Villestra
Every task scheduled, tracked and photographed in the app. Open it on a Sunday from Munich and see exactly what happened on your estate this week — who was here, what they did, what it cost. No report to request.

Reporting

Send a photo. Watch it get handled.

A bulb gone in the garage, a sprinkler soaking the path, a bin store nobody emptied. A photograph on WhatsApp is enough — no form, no office hours, no reference number to keep. It is read, placed on the plan and given to the estate team within seconds, and you watch it move until it is actually done.

Today
You email on Friday. Nothing on Monday. You call, and are told someone will look into it. Two weeks on you still do not know whether anyone ever read it — and the light is still out.
With Villestra
One record, however you report it. Small things go to the staff already on site and are usually closed the same morning. You see who has it and when — and if you would rather just speak to a person, one answers, in your own language.

Resolution

And the bigger jobs do not sit for weeks.

Some things need a specialist: a pump, a lift engineer, the pool plant, a roof after a storm. Those go straight out to a vetted trade who arrives briefed — the location, the photograph, and whatever was done here last time — instead of waiting for someone to find a number and make a call.

Today
The gate that will not close. The lift out for a fortnight. A leak that is now a wall. Everyone knows; nothing moves; the president ends up ringing round trades personally on a Saturday, and owners stop bothering to report anything at all.
With Villestra
Where a quote is needed, we gather the trades' proposals and lay them side by side — scope, price, timing, how each one performed on this estate before. Three comparable quotes on your phone instead of one envelope, and approval takes a tap. No more waiting weeks to compare two pieces of paper.

In person

Everything inspected personally.

We come and see it for ourselves. A system tells us what happened; walking the estate tells us what nobody files a report about — the hedge grown over a sightline, the gate that sticks in the heat, the owner who mentions something in passing and would never open an app to say it.

Today
An administrator you meet once a year, who has never walked your estate at all. The president ends up doing the real work — chasing trades, fielding complaints, unpaid, between their own commitments.
With Villestra
A founder who knows the estate and the people on it, reachable directly rather than through a queue. Whatever we notice is logged with everything else, so the board sees it too.

03Conserjería

And someone to ask.

From the week before you land to the months after you leave — the small things that decide whether a house feels like a home or like a job.

  • 01

    Before you arrive

The house aired, the beds made and the fridge stocked to your list. A car waiting at Málaga, the gate codes already sent, the pool at temperature. You walk in and the house is simply ready.

  • 02

    While you are here

The table that is hard to get, at the chiringuito worth the drive. A boat for the day, tee times, a sitter for the evening, a trip to Ronda arranged end to end. Ask in the morning; it is done by lunch.

  • 03

    After you leave

Cleaning and laundry, the garden kept, the pool serviced, the alarm watched and the post opened. An empty house is still walked, aired and looked after — so the next arrival is exactly like the last.

Four languages. Whichever way you prefer to ask — and answered by someone who knows your estate.

04For true luxury

Give your estate the service it deserves.

You spent years on the architecture, the landscaping, the materials. What decides how it is spoken about in ten years is how it is run. We take that on from before completion — so the address you created keeps the standing you built into it.

Quality of living

Everything works, and nobody has to chase it. Owners arrive to a community that already runs — grounds kept, incidents closed in minutes, a person who answers.

Property value

A well-administered estate holds and grows its value. Clean accounts, maintained reserves, a documented history for every villa — the things a serious buyer's lawyer asks for, ready before they ask.

Prestige

Reputation is built by how the place is kept after the last unit sells. An estate known for being immaculately run becomes the address people name — and that reputation belongs to the developer too.

Owners feel every one of these. So do you: the estates that sell the next development are the ones that are still admired years later.
